Asphalt Maintenance

Asphalt pavement is utilized in a variety of different applications because of its durability, cost-effectiveness and strenght. It is the material of choice for parking lots across the nation because asphalt withstands heavier loads and, when combined with proper asphalt maintenance, lasts for many years. In order to maximize the life of your asphalt parking lot, it is important to develop a pavement management plan involving routine inspections and ongoing preventative maintenance. The following are common asphalt maintenance provcedures for parking lots:

Parking Lot Restoration

Seal Coating

Seal Coating provides a very effective means of saving maintenance costs on pavement that shows signs of deterioration. The ideal time to seal a road or parking lot is at the first sight of deterioration. Addressing the issue on time saves on potential expenses associated with patching and/or repaving.Seal coating protects and maintains the life of your asphalt and should generally be done every 2-4 years dependingd on the level of traffic on your property and the impact from the elements such as water and the sun.

Crack Sealing

Crack Sealing is used as a first defense against pavement deterioration because it offers seceral important benefits. Effective crack sealing keeps water from entering and weakening the base or sub-base. It helps preserve the pavement adjacent to the cracks; prevent sand, stone and dirt from making it's way into open cracks causing compressive stresses; and extends pavement life by minimizing cracl growth. Proper attention to cracks will prevent problems from spreading and double the life of the pavement. Pavement repair in the early stages of deterioration will pay big dividends later by delaying costly resurfacing.

Pavement Marking

A parking lot is one of the first things noticed by customers, clients, and visitors entering a facility. The color contrast of a newly striped lot is attractive and is a good indication that the property owner emphasizes maintenance. A well marked parking lot directs people safely around the parking area. Crosswalks, stop bars, loading-zone markings, and properly marked pickup areas, such as for customers or boarding vehicles, inform pedestrians where they should walk, when to give the right-of-way, and what areas to avoid.

To help preserve or improve the flow of traffic on a parking lot, MTX One Group will either re-stripe or lay out new markings per the customer's blueprints or our own design.

Protect Your Investment

in addition to routine inspections and ongoing maintenance, seal coating asphalt pavement with a coal tar or asphalt-based emulsion slows pavement deterioration by protecting against the elements that deteriorate a parking lot
